Tips for Selling
Before listing your home for sale with a realtor, you should reach out to your mortgage broker or bank. Ask if you will incur any early payout penalties for breaking the mortgage, if so, there are ways around this, you may be able to “port” or transfer your mortgage over to the new property
Ensure you’re pre-approved (conditional on the sale of your current property) for your next home purchase. The last thing we want is for you to sell your home, only to find out that you can’t buy a home in the price range you had thought.
Once listing with an agent, your home should be in “showing” condition. That is; it will be clean, presentable, and free of clutter. I know it can be a headache, especially if you have little ones, but just remember, if your home is more presentable for showings, it will sell faster and for more money. We will also give adequate notice for any showings and ensure the times work with you prior to bookings.
If the home is vacant, you could consider physical staging or virtual staging.
